* The home equity conversion mortgage is government insured by FHA

* You can use the cash for any purpose

* Please consult with your financial or accounting professional for all question about your tax liabilities.

** Homeowner is responsible to stay current with property taxes, homeowner's insurance, and other property related expenses. Mortgage interest and PMI (If you have PMI) are added to your mortgage balance.

why would i want a reverse mortgage?

* You continue to live in your home.

* You can use your cash out for any reason or purpose. Vacations to medical, how you use your money is up to you.

* No matter what, the lender can not cap, reduce, or limit your full line of credit.

* You are able to borrow and receive your funds in a lump sum, or line of credit.

* Your heirs can inherit the home and keep any remaining equity after the balance of the reverse mortgage is paid off.

* If you want to change homes, you can use the Reverse mortgage to purchase your new home. (must owner occupy)

* A past bankruptcy or other credit issues, is not necessarily an obstacle to obtaining a reverse mortgage.
